We thought it would be helpful to provide you with an overview of what you can expect during the process of building your home.
This is just a general guideline, but it serves to help our customers follow along with seeing how a vision becomes a reality.
Locating the Site
Most clients looking for a custom home already own the land when we first meet. If you have not purchased property, we will be glad to work with you to help select the ideal site for your new home. New Braunfels offers a variety of scenery from rivers and lakes to hill country and flatlands, and we have built in almost all of the popular locations in town. Some subdivisions only allow particular builder/builders to construct homes in their location, so you will need to pay close attention to those requirements when you decide where to build.
When we meet with potential clients, one of the first things we will do is visit your home site with you. From there, we can make specific recommendations as to what home type would work best, the positioning of the home on the site and identification of any potential issues that may be associated with your home site. If your property requires a septic system/water well, this is the time to get the process started.
Deciding on a Floor Plan
The next step is to begin the process of deciding on what type of home best meets your needs as well as the needs of your home site. We have a variety of magazines and books you are welcome to search, and we can also suggest some websites you might want to review. If you are having difficulty finding a plan that best suits your needs, we are happy to refer you to a designer or architect.
After final selection of your home plan and optional features, we will be able to provide you with an estimate of the cost of construction.
Financing with Loans
There are two major components to financing the construction of your new home. The first is to obtain a construction loan and the second is to obtain permanent financing on your loan. You are free to use the lending institution of your choice and we will be happy to offer suggestions, at your request.
Beginning Home Construction
Once we have the final plan and have agreed on generous allowances, it’s time to start construction! The initial phases—foundation and framing—may seem to take time, but once the frame is up, prepare to move quickly! We will be in touch, throughout the entire process, reminding you when it is nearing time for the next phase. This should allow you plenty of time to have your selections ready to go. The list, below, gives a general progression of the building process, but keep in mind that, depending on your particular plan, additional steps may be required. People often ask how long the building process takes, and while that time will vary, depending on many factors, we can tell you that having your selections ready, in advance, will definitely help speed things along. If you are having difficulty with making selections, we have qualified personnel ready to guide you. All BMH homes are energy efficient and constructed of high-quality materials.
Foundation
- Survey the lot and locate the home on the site (water/sewer if needed)
- Clear trees and prepare site for foundation
- Lay foundation boards and install underground plumbing
- Dig, sandbag, inspect and pour the foundation; pest control applied
Framing
- Frame the home
- Construct fireplace (if applicable)
- Install windows
- Put on exterior sheathing/siding
- Deck and felt the roof
- Lay the shingles/roofing
- Install plumbing and pipes
- Wire for electricity
- Paint exterior of home
- Add heating and air duct work
- Insulate the walls
Sheet Rock & Exterior
- Install the sheetrock
- Finish exterior walls in brick/stucco/stone
Interior Trim & Finishes
- Texture interior walls
- Install kitchen cabinets
- Install other cabinets, shelving, bathroom vanities and interior doors
- Prime interior walls, doors and trim
- Paint/stain cabinets, interior walls, doors and trim
- Install garage doors (and opener, if included)
- Install heating and cooling system
- Install electrical trims and lighting
- Install plumbing fixtures
- Install kitchen countertops, bath tile and lay backsplash
- Final paint on walls and trim
- Install mirrors and shower doors (if needed)
- Install flooring (tile, vinyl or wood)
- Install appliances, cabinet pulls, towel bars, etc.
- Lay carpet
- Final make-ready cleaning and touch-up work
Exterior
- Pour driveway and walks
- Install guttering
- Final grade and sprinkler system (if included)
- Landscape with sod or seed (if included in price)
- Final punch out of home
- Final review of home with customer
- Final survey of finished home
- Final county and/or municipal inspections
Settlement
- Final reconciliation and closing on home
- Provide keys to customer
- Call back to customer for any concerns/problems
- Ongoing support and service to all BMH customers
Not all inspections are shown, above, but rest assured every process is fully inspected by third party, licensed building inspectors before and after completion. We are in constant communication with our customers, making changes and revisions, as needed. We welcome questions you may have during the process and will gladly take the time to review them with you.
